The Modifications Subcommittee is Looking for Volunteers

The Modifications Subcommittee meets to review and approve submissions of residential modifications. The committee meets the first and third Wednesdays from March through October and the third Wednesday only from November through February. Meetings are held at 7:00 pm at the Nature Center. If you are interested in joining this group please email Robin Crews, rcrews@broadlandshoa.com.

Board Volunteer Needed

The Broadlands Association Board of Directors is seeking applicants to fill the vacant Board position. This position is for a resident member with a term expiring in early May 2016. Applicant must be an owner in good standing. If you are interested in serving on the Board, please contact Dawne Holz, Association Secretary, at holz.d@icloud.com by Wednesday, September 30.

Modifications – What is a Plat?

A plat is a survey of a piece of land to identify boundaries, easements, flood zones, roadway, and access rights of way.  Most projects require a “Property Plat/Site Plan” to be submitted with an application. To preview plat samples, please click on the appropriate link below.  Each sample shows the configuration of the lot, including the property dimensions, any easements, and building restrictions.  You should have received a legal size document of your plat at the time of your settlement. Please include a copy of the original plat when submitting your modification documentation to the HOA.

What is the purpose of the plat?  All architectural improvements must be drawn on the plat to show the location of your project such as a deck, patio, and screened-in porch, play equipment, etc.  The plat assists the Modifications Subcommittee in understanding the project and its impact on your property and adjoining properties.

If you cannot locate your plat, contact your Settlement Company or a local land surveyor.  In some instances, the Broadlands Homeowners Association office has copies of plats from prior application submissions.

All exterior home improvements require review and approval from the Modifications Subcommittee prior to starting a project.  It is beneficial for you to review the specific guidelines pertaining to the planned modification before getting estimates or meeting with contractors.   This ensures that you are familiar with any restrictions pertaining to the proposed project and can disclose them to the contractor as needed. DOG SWIM

C l o s e  o u t  t h e  s u m m e r swim season with a unique socialization and exercise activity for your dog! Broadlands is hosting a dog swim event at the Community Pool on Saturday, September 12th from 10:00 am – 2:00 pm. There will be four fifty (50) minute time slots, and the cost will be $3.00 per dog per time slot. You can sign your dog up for one, two, three, or four…it’s up to you! Sign-up is done at the pool on the day of the event. Owners must sign a liability waiver and bring proof of current rabies vaccination.

 

If you’d like your best furry pal to participate, make sure that he or she is:

  • at least 6 months old
  • current with rabies vaccinations (proof is required)
  • spayed or neutered
  • friendly and used to group play
  • physically fit for swimming and playing
  • capable of safely exiting a swimming pool
  • ready to have fun! This pool paw-ty should be a barking good time!
