The Community Center is the only building in our community that Broadlands residents can rent for private parties, as well as for both for-profit and non-profit organizations. The building spans 1,984 square feet and can accommodate up to 108 people, though it comfortably seats around 60 adults. It features a fully equipped kitchen with oven and refrigerator, a spacious great room with a fireplace and a TV, and two separate restrooms. Folding chairs and tables are provided and included in the rental fees. To rent the facility, you will need to submit a rental fee payment, a deposit, and a signed agreement.

Rental Inquiries, Previews, Fob Pickup

The physical location of the Community Center is 43004 Waxpool Rd, however, all inquiries and rental procedures are processed at the HOA office located at 21907 Claiborne Parkway. For inquiries about availability, policies, and more, please contact the HOA staff at info@broadlandshoa.com or call 703-729-9704 and press 0 during business hours, which are Monday to Friday from 9:00 AM to 5:00 PM. You can submit the rental payment and agreement electronically; however, the deposit and key fob pickup must be completed in person at the HOA office, and this requires an appointment. Be sure to check out our video and photos of the Community Center building below. For security reasons, the Community Center is equipped with a surveillance system to ensure the safety of all users. Booking Rules

• Must be a Broadlands Association resident member to rent. (excludes non/for profit groups)
• Must be a member in good standing.
• Tenants must have an Absentee Owner Statement (AOS) and current lease on file with the HOA before renting.
• A booking must be done at least (2) two weeks in advance of the event date.
• A booking is only considered complete when the HOA has the rental fee, security deposit, Agreement, liability waiver & alcohol waiver on hand.
• This building is the only facility available for rent.

Residents

Steps to Rent:

1. Check availability at info@broadlandshoa.com or 703-729-9704, press 0.
2. Review and return completed pages 5, 6 & 7 of the Rental agreement in the link above. (Please submit to info@broadlandshoa.com. You may also drop off in person, but please contact the office to schedule an appointment.
3. Submit rental and deposit payment (you may request an invoice to pay online via PayPal, but a check is required for the deposit).
4. Submit host liquor license COI (if serving alcohol).
5. Review the Guidelines in the link above.

CANCELATION POLICY: If a function is cancelled more than five (5) business days prior to the reserved use date, the paid rental fee and security deposit will be reimbursed, minus a $50 administration fee and any additional processing fees (e.g. credit cards, PayPal) associated with the reimbursement. If cancelled within five (5) business days of the event, 50% of the paid rental fee and full security deposit will be reimbursed. All refunds will be made within 30 days.
