Services for homes with on lot landscaping included in their assessment


Only properties in certain sections of Broadlands receive landscaping provided by Heritage Landscape Services (HLS). The landscaping fees are a pass through expense, included in the owner’s monthly HOA assessments. Please click on the blue buttons below to ensure your home is on the landscape list, review the scope of services to understand what is includedโ€”and what is notโ€”in the maintenance contract and sign up to receive emails when seasonsal services take place.

Mowing Schedule

2026 Season: mowing begins week of April 13, 2026

Mowing typically runs from April to November, but is weather-dependent. The following schedule may change due to weather or other circumstances. Please note that HLS does not bag grass clippings. They mow over clippings to incorporate them back into the lawn. If weather conditions prevent or would cause damage to the turf, then the schedule may be pushed until conditions improve. If you wish to opt out of mowing for the week or for longer, please inform the HOA directly no later than 12:00pm on the day before your section is scheduled to be mowed by sending an email to info@broadlandshoa.com or calling us at 703-729-9704. All requests and communication should go through the HOA, not HLS:

WEDNESDAYS
Entire lawn. Only beds installed by the builder will be mulched. Beds or new plant material added after settlement will be the responsibility of the owner.
Demott & Silver Townhouses
MONDAYS
Entire lawn. Only beds installed by the builder will be mulched. Beds or new plant material added after settlement will be the responsibility of the owner.
Overland Park Courtyards
MONDAYS & TUESDAYS
Entire lawn.
Southern Walk Courtyards
WEDNESDAYS & THURSDAYS

Park Glen Villas
FRIDAYS
Only front and side yards serviced.
Gates must be unlocked & pets kept indoors.

Requests to opt out of any service please click the Opt Out Form tab above by the deadline noted in the landscape email notice. If you do not receive a confirmation, please contact the main HOA office at 703-729-9704.

Edging
(early spring)
Starts March 2nd – Residents are responsible for weeding beds.
Mulching
(early spring)
Starts March 16th (mowing was delayed due to supplier issues and will be completed by April 3rd) – If residents place their own mulch in the prior season, it must be removed if they wish to have HLS place new mulch.
Turf Applications
(4 rounds)
Starts March 30th – Fertilizer, pre-emergent crabgrass, and broadleaf weed control.
May – Fertilizer, pre-emergent crabgrass, and broadleaf weed control.
September – Spot treatment of broadleaf summertime weed control.
October – Slow-release granular fertilizer and weed control.
Aeration & Seeding
(fall)
September – No mowing this week. Utilities/sprinkler heads must be marked.
Final Mowing
(Nov)
November
Leaf Management
(twice, Nov & Dec)
November and December
Gates must be unlocked & pets kept indoors.
Owner’s Responsibilities

Residents are responsible for watering their own turf, trees, and shrubs. Any services beyond the Scope of Services are at the ownerโ€™s expense. During mowing, Heritage Landscape Services (HLS) will trim around shrub beds, foundations, A/C units, fencing, and similar areas. To prevent damage, owners must maintain a 3โ€ณโ€“6โ€ณ weed-free zone around these spots.

  • February 27 – Spring Edging
  • March 9 – Spring Mulching

Gates that are locked, in disrepair, or difficult to open will not have the backyards/courtyards serviced until access is available.  HLS is not responsible for fencing, siding, air conditioning units/platforms, or structural elements of homes. HLS is not responsible for perennials, plantings, and annuals installed by the homeowner. This service does not include bed weeding or dead plant removal, or other items not described within the scope of services. HLS is not responsible for irrigation, lighting, invisible fencing, or any other personal utilities that are not clearly marked. Chemical Use: If you experience any adverse health effects after the application of any treatment, such as headache, nausea, diarrhea, vomiting, skin rash, or allergic reaction by inhalation or dermal contact, please contact poison control or seek medical attention.
