Inspections
Throughout the year, the Covenants Inspector inspects the homes in Broadlands for various issues. The following is a partial list of violations commonly seen in our community:
Clean and Keep Free of Mildew/Build-Up:
- Siding
- Basement walk-ups and surrounding areas
- Front stairs and sidewalks
- Decks, fences, sheds
Damaged Exterior Trim/Rotting Wood
- Trim around doors, windows, garage, and corners
- Roof line (fascia and rake boards) trim and wrap
- Soffits – also ensure they are properly secured
- Windows (dormer, bay, etc.)
- Bump-out areas
- Porches, decks, sheds
- Mailbox posts
Fresh Coat of Paint/Stain
A fresh coat of paint or stain should be uniform and consistent in appearance. An application is required for all color changes or new stains.
- Trim (exterior trim should be the same color throughout)
- Shutters, front doors, railings
- Fences, sheds, trash enclosures
- Mailbox posts
Repair & Replace
- Falling/damaged lattice on decks and fences
- Fence/gate repairs such as warped, cracked, missing boards
- Peeling or splintered boards, including top rails
Home Exterior
- Missing shutters
- Loose siding or wrapped trim
- Crooked, missing, and broken light fixtures
- Damaged mailboxes (i.e. rusted, faded post, box, or numbers, missing numbers or flags)
- Trash and recycling containers in view
- Garage doors condition (i.e. no dents/broken panels)
Landscaping
- Appearance of lawn (i.e. free of weeds and properly edged)
- Landscape beds (free of weeds, fresh mulch applied (not red))
- Miscellaneous items in view (i.e. bags of mulch, dirt, etc. should be properly stored out of view)
- Dead bushes and trees (removal may need approval)
Exterior Modifications
The following items require approval from the Modifications Subcommittee. You must receive approval from the Modifications Subcommittee before starting these projects. This list includes common projects but is not a complete list of all projects requiring approval:
- Decks, fences, sheds, trash enclosures
- Paint/stain color changes
- Addition of storm/screen doors
- Play equipment, including trampolines and basketball goals
- Changes to light fixtures – if style/color/size are not the same as the originally installed fixtures
- Patios, walkways, retaining walls, pools
- Addition of lattice/privacy screens and change in building materials
Ensuring the removal/clean up of the following:
- Snow removal on sidewalks adjacent to your propery
- Remove holiday decorations within thirty (30) days of holiday
- Clean up pet waste in common areas and in your yard
Lawn Maintenance
Primary reasons why you may receive a lawn violation letter from our Covenants Department:
- Turf tallerthan 6 inches
- Weeds and grass in beds; weeds around property
- Overgrown or dead shrubbery or plant growth (including vines running along home)
- Tree branches hanging over sidewalks or other properties, blocking signs
- Yards with litter, trash, debris or other objects
- Other unsightly conditions
Please Note:
- If a lawn violation is not corrected within 10 days and a Hearing is not requested, THE HOA OR ITS CONTRACTOR MAY ENTER THE LOT AND CORRECT THE VIOLATION, AND THE RESULTING REPAIR COSTS AS WELL AS AN ADMINISTRATIVE FEE WILL BE CHARGED BACK TO THE OWNER’S ACCOUNT.
- Please remember that lawn maintenance pertains to all parts of the property including FRONT, BACK, and SIDES.
- ALL violations stated in the notice must be corrected to prevent charges incurred.
- The initial violation notice sent will allow 10 days to correct the issue(s). If any issues still remain, a FINAL notice will be sent. IF REPEAT VIOLATIONS OCCUR WITHIN A YEAR OF THE INITIAL NOTICE, ONLY A FINAL NOTICE WILL BE SENT AT THAT TIME.
- Association staff, contractors, officers and authorized parties are PERMITTED TO ACCESS THE EXTERIOR OF YOUR PROPERTY, front, back and sides, for inspections and lawn maintenance per the Declaration for Broadlands Association, Inc.
