Community info for tenants & requirements for Absentee owners who rent their properties.
Tenants renting in Broadlands should review the following information to access our amenities, familiarize themselves with our rules, and learn more about our community. Absentee owners who rent their properties are responsible for providing the necessary documentation outlined below so that their tenants can access our amenities.
Tenant Access to Amenities
For Owners
If an owner wishes to transfer their use of the Broadlands amenities to their tenant, the owner must submit the following 3 items:
- The AOS (Absentee Owner Statement) form must be emailed to the HOA at info@broadlandshoa.com for owners to transfer their rights to Broadlands amenities, including pools, the Fitness Center, Community Center rentals, tennis court reservations, and resident-only events. Owners should complete the form for tenants to access these amenities. The AOS is valid for the tenant’s lease, unless privileges are suspended or rules are violated. Only either owners or tenants can use the amenities, not both.
- The lease must be fully executed and signed by both parties and emailed to info@broadlandshoa.com. Access to amenities will only be granted through the end of the lease date at which time a new AOS and updated lease should be submitted should the tenant extend or renew their lease.
- FirstService Residential (FSR) manages Broadlands’s owner accounts. To update your contact information or tenant details, please email the Owner Directory Form to FSR at ar.help@fsresidential.com.
For Tenants
Tenants can be granted access to the Pools, Fitness Center, Community Center Rentals, and Tennis Court Reservation System only if there is an up-to-date Absentee Owner Statement (AOS) and lease on file with the HOA. Once an owner submits an AOS relinquishing their facility access to the tenant along with a fully executed lease, the tenant may begin the application process to use our amenities. Lease Renewals
Upon lease expiration and/or renewal, it is the owners and/or tenants responsibility to notify Broadlands Association of termination or continuance of the rental of the Broadlands property. If renewing the lease, a new lease and AOS form must be submitted to info@broadlandshoa.com in order to reactivate existing passes, otherwise access will be deactivated upon lease expiration.
