Mulch will be applied in early spring. No more than a 2″ layer of double shredded hardwood mulch will be maintained. If bed areas have been previously mulched with other mulch types, HLS will not install mulch in those bed areas. Residents wanting double-shredded hardwood mulch must remove other mulches before installation. Bed borders and tree rings will be edged up to 2″, with tree roots preserved if encountered. Existing mulch will be cultivated before installation.

Mowing typically runs April – November, and is performed every 7-10 days. Weather may affect this schedule if ground conditions are too dry or too wet, and mowing could cause damage. Grass is maintained at a height of 3.5″-4″ to promote deeper roots, better drought tolerance, and natural weed suppression. Trimming is done along shrub beds. To avoid damage from the strong trimmers, it will be provided adjacent other structures such as mailboxes and air conditioning units only if owner creates a 3″-6″ rock/mulch buffer around areas. Edging is done every other mowing visit on sidewalks, curb lines and other hard surfaces.

Your lawn receives four annual turf treatments. The two spring applications include fertilization and pre-emergent control for crabgrass and broadleaf weeds. The summer treatment focuses on spot weed control, while the fall application features slow-release fertilizer and post-emergent weed control. All treatments are performed by certified professionals, ensuring compliance with all regulations.

Aeration and overseeding occur in early fall (August-September) for all machine-accessible turf areas. This includes soil fracturing using plug or spiked aeration and overseeding with certified tall fescue at 4 lbs. per 1,000 sq. ft. Residents must mark all irrigation systems and utilities beforehand, as HLS is not responsible for unmarked items. Leaf management takes place twice a year, in November and December, involving blowing, raking, removal, and mowing/mulching of leaves. Leaf recycling may occur in natural areas, but removal from wooded buffers is not included.

Residents may subscribe to receive Landscape Notification emails regarding upcoming services, schedule changes, and weather‑related delays. Residents may elect to decline specific services each season by submitting the online opt‑out form.
