About Broadlands

Broadlands is an award-winning master-planned community located in Ashburn, Virginia. The community spans over 1,500 acres and is dedicated to preserving and enhancing the natural environment while providing modern, active lifestyles. It is situated in eastern Loudoun County, midway between Dulles International Airport and the town of Leesburg, Virginia, off the Dulles Greenway at Claiborne Parkway (Exit 5). The community was designed to accommodate over 4,000 residences, living in harmony and balance with nature. It was recognized as a Certified Wildlife Habitat Community by the National Wildlife Federation, the 25th community in the nation to achieve this certification.

Broadlands was developed by the Van Metre Companies, winner of the 2008 Avid Award for Best Customer Experience. Van Metre, founded in 1955, is one of the largest privately owned homebuilders and developers in the nation’s capital area. A variety of unit sizes and types were built to meet a range of lifestyles and budgets—varied styles of single-family homes, townhomes, condominiums, and apartments are included. A few remaining condominium units are offered for sale by Van Metre, with buildout projected at 4,070.

The Broadlands community is managed by Broadlands Association, Inc., a homeowners association that was incorporated in 1995 and became homeowner-controlled in 2009. Broadlands includes three condominium complexes: Demott & Silver, The Signature (active adult), and The Villas (active adult), as well as two apartment complexes with rental units; The Arbors at Broadlands and The Van Metre Broadlands Apartments.

The community is designed around Stream Valley Park, which spans over 150 acres and is home to wooden trails, wetlands, and wildlife preserves that provide recreation for people of all ages. In addition, many open spaces and areas like Hillside Park and Oak Tree Grove provide perfect areas for children to play for hours.  At Broadlands, nature is not only a restorative backdrop for community activities but is also a catalyst for bringing residents together, whether learning to build bluebird houses or participating in numerous post-certification activities protecting their Wildlife Habitat. Broadlands also owns a historic cemetery and 1800’s farm house.

For a community so diverse, Broadlands is close-knit, vibrant, and growing, with families placing major emphasis on schools, quality of education, and sports and activities. Boasting one of the best school districts in the metropolitan area, Loudoun County public schools offer educational programs that rank with the best in Virginia and in the nation, providing well-run programs for Gifted Students, Vocational and Alternative Education, as well as Special Education. Onsite, Broadlands has two elementary schools (Hillside and Mill Run) and one middle school (Eagle Ridge). Students grow up together and attend the same high school nearby, Briar Woods High School, with a continuity of friendships that last a lifetime.

Former HOA Board President, David Baroody, moved here with his wife and family in 1997. Originally, they aimed at the Fairfax area due to their reputed school system, but after being guided by their realtor to consider Loudoun County, he and his wife looked at Broadlands, and independently fell in love with the same house model and Loudoun County schools. “We were one of the first 200 homes built,” he said. “Before signing on a house, I called the local principal, as schools were a priority for us. Turns out, she was from the Fairfax district originally, and could not have been happier in Loudoun. Her view of the superior quality of education programs available to our kids in Loudoun was accurate; she never let us down. Our kids got an outstanding education here, plus they’ve made life-long friends from early grade school on.”

Broadlands residents recognize they live in a premier part of northern Virginia and take pride in their community through an active homeowners association, a wide array of natural and man-made amenities, and special events throughout the year, such as the Broadlands Live! Free Summer Concert Series.  HOA assessments pay for the upkeep of community common areas, playgrounds, and nature trails, along with amenities such as three community swimming pools, nine tennis courts, two basketball courts, 23 tot lots, and miles of nature trails. Over 3 million square feet of shopping, restaurants, services, and offices are nearby at Broadlands Village Center, Broadlands Market Place, and Broadlands Retail and Office Center.

Balancing the mix of streetscapes and neighborhoods with the sanctuary of nature creates a life at Broadlands that is hard to beat. In the midst of modern living, this community has created a neighborhood based on older values. When you have a wildlife preserve running through the heart of the community that you care for, the land takes care of you.  For active 21st-century lifestyles, Broadlands is a natural way to live.

Solar Energy System

Broadlands installed 128 solar panels on the roof of the HOA office building at 21907 Claiborne Parkway to generate power to offset the usage for that building and adjacent tennis courts. This nearly 40 kW system can potentially offset over 40 tons of CO2 emissions each year!

Stone House & Cemetery

The Lefevre Stone House located at 43051 Waxpool Rd, Broadlands, VA stands as a beautiful testament to the rich history of our community. Built in 1874, this charming historic landmark showcases the distinct Pennsylvania-German construction techniques introduced to Virginia at that time. The house is more than just an architectural gem; it tells the story of the LeFevre family, who were significant landholders and key figures in the development of the area.

Upon transfer of ownership from the developer in 2012, Broadlands Association procured a committee to restore certain features as the structure was deemed unstable. Work was completed in 2014, stabilizing the building for another 150 years. Wetlands

The community has several areas that are designated as wetlands. Wetlands are the link between the land and the water, with federal guidelines restricting use and clearing. They are transition zones where the flow of water, the cycling of nutrients, and the energy of the sun meet to produce a unique ecosystem characterized by hydrology, soils, and vegetation, making these areas very important features of a watershed.
